Many Winnipeg condo towers, managed apartment buildings, and Exchange District properties require movers to provide a Certificate of Insurance (COI) before they'll open the loading dock or release the elevator. A COI is a one-page document from the mover's insurer. It lists your building as the certificate holder and shows proof of liability coverage.
What a typical building COI shows:
- Building management listed as certificate holder and additional insured
- General liability coverage (usually $2M–$5M)
- Proof of WCB clearance (some buildings also require this)
- Effective dates covering the move day
How we handle it:
- When you book, tell us the building name and forward any paperwork property management sends you
- We submit the COI to your building's management office
- Turnaround is usually one business day, well before most buildings' required lead time
If you've never dealt with a COI before, don't worry. We'll walk you through what your building is asking for and make sure everything is in place before the truck arrives.
Every Winnipeg apartment building has its own rules, and that's where experience pays off. Here's how we handle the three most common setups:
- Elevator buildings: Your estimate includes arrival-time windows for each location so you can reserve an elevator slot — typically a 3-hour morning or afternoon block — with your property manager. Buildings are responsible for padding their elevator walls before we arrive. We bring runners for the lobby floor so nothing gets dinged on the way out.
- Walk-up apartments: Four flights with a sectional sofa is a workout nobody should do alone. Our crew uses stair-climbing dollies, shoulder straps, and furniture sliders to move heavy items up and down safely. We also protect the stairwell railings and walls because walk-ups tend to take the most abuse during a move.
- Loading zones and parking: Some Winnipeg buildings have dedicated loading bays. Others don't, and the closest truck spot might be a block away. We figure this out at the on-site quote stage so there are no surprises when the truck pulls up.
Winnipeg winters add another layer. Ice on loading ramps, cold-cracking plastic wrap, and frozen door seals are all things our crew plans for when your move is happening between November and March.
When you book Legacy for an apartment move, your quote includes:
- Two or more professional movers (crew size depends on your apartment size and the building)
- Our 26-foot truck, sized for moves from a bachelor up through a typical two- or three-bedroom apartment.
- Moving blankets and shrink wrap for furniture and upholstered items
- Disassembly and reassembly of beds, tables, and anything else that won't fit through your door or elevator
- Floor runners and door jamb protectors for building common areas
- Loading, transport, and unloading at your new place
We also offer full or partial packing, unpacking at the new apartment, and moving supplies like boxes, tape, and bubble wrap if you'd rather buy than source them yourself. If you only need muscle and you're renting your own truck, our labour-only service gives you two or more movers for loading and unloading without the truck cost.

- Osborne Village and Fort Rouge: Older walk-up apartment stock with narrow hallways and tight stairwells. We know the buildings here and bring the right equipment.
- Exchange District: Heritage loft buildings with brick walls, unusual floor plans, and freight elevators. Several of these properties have strict elevator booking rules and require COIs.
- Downtown and The Forks area: Newer condo towers with managed loading docks and scheduled move-in windows. Parking access can be tight on weekdays.
- River Heights and Wolseley: A mix of character apartment buildings and converted houses. Tree-lined streets sometimes limit truck positioning, so we plan the approach ahead of time.
- St. Boniface, St. Vital, and South Winnipeg: Both newer builds and older apartments with a steady rental market. We handle moves in and out of both.
- North End, West End, and Transcona: Larger, older apartment buildings, often walk-ups with character. Real Winnipeg stock with real Winnipeg moving challenges.
- Charleswood, Tuxedo, and Fort Garry: Newer condo developments and townhome communities. Many have managed elevator booking and may request a COI.
